Additional information on privacy

This document is intended to supplement the Privacy Policy and to provide more detail on how EspaceProprio and other group entities (collectively, “EspaceProprio”, “we”, “us”, “our”) use and share information within the group for research and analytic purposes, such as to train, develop, improve and operate certain functionalities related to our services. This document also explains how you can exercise your privacy rights and choices.
This document is primarily intended for individuals who have created or who create an account with us, including with DuProprio, RénoAssistance, Confia or EspaceProprio, who have provided us with their email address or other information in connection with our services or who use the functionalities or services described below, including the market value estimation functionality that will be offered by EspaceProprio in the coming months.
Our goal is to keep you informed about how we process your data within our group for the purposes described herein. In order to do so, we will update this document from time to time, including to reflect comments and questions received about our research and analytics activities. The date at the beginning of the document reflects the date it was last updated.
EspaceProprio helps current and aspiring homeowners take on and carry out their real estate project with confidence. Our mission is to provide homeowners with access to a network of reliable and competent professionals, from the purchase to the sale of their home, through the completion of a renovation project or the maintenance of their property. In doing so, we want to make it easier for homeowners to find the support they need to make informed decisions about their property and to ensure that their property is well maintained.
To achieve these goals, EspaceProprio uses data for research and analytics to better understand user needs and preferences and to personalize their experience. This allows us to better support them in their real estate project, to identify where we can improve our services, and to develop new tools and technologies that can help our users achieve their goals.
Our research and analysis activities enable us to offer a better support service to our clients as part of their real estate project. For example, we use property data collected from a variety of sources to supplement information provided by a user in connection with a service request. This allows us to better process service requests from users, who can then validate or correct the information collected. The data used may come from public sources and may also be collected from other members of the EspaceProprio Group, such as DuProprio, RenoAssistance, Confia and EspaceProprio, but only in de-identified form.
Our research and analytics activities also enable us to develop new functionalities that may be of interest to our users. For example, we use property data collected from various sources to develop a functionality that allows our users to estimate the market value of their property. This provides users with relevant insights that will help them make more informed decisions about buying, maintaining, renovating or selling their property.
We want to provide our users with new and innovative tools and services to help them better manage their properties. To that end, we are developing a market value estimation (“MVE”) functionality that will allow EspaceProprio users to obtain an estimate of the market value of a specific property. This functionality relies on a model based on machine learning, and helps users understand how the value of their property is affected by various market factors and trends, allowing them to make more informed decisions regarding the purchase, maintenance, renovation or sale of their property.
The MVE functionality uses data provided by the user and collected from various other sources to generate an estimate. It is an automated calculation based on a machine learning model that relies on various data elements, as described in more detail in this document.La fonctionnalité EVM utilise des renseignements fournis par l’utilisateur et provenant de diverses sources afin de générer une estimation. We use property data to train and improve our property market value estimation model. This helps to ensure that the model is able to provide accurate and reliable estimates of a specific property’s market value. This data is collected from a variety of sources, including users of the MVE functionality and from public sources, such as registries maintained by public bodies. In some cases, information may also be collected from other members of the EspaceProprio Group, but only in a de-identified form.
This information is not used to identify a specific individual, but rather is related to the property. In addition, the property data we use to train the model does not allow us to determine the address of the related properties concerned.
By using data from a variety of sources, the model can take into account a range of factors that may affect the value of a property, such as its location, size, age and condition. This allows homeowners to obtain a more accurate and complete estimation of their property’s value, which can be useful for a variety of purposes complementary to the services performed by a professional appraiser.
To improve and train our property market value estimation model, we analyze several categories of property data, including historical property data collected from other members of the EspaceProprio Group, such as DuProprio and RenoAssistance. This data is de-identified before it is shared with EspaceProprio and is not associated with a specific individual.
This data may include, but is not limited to, the address, property characteristics (e.g., type of property, size of living area, number of bathrooms or bedrooms, presence of garage or parking, lot size, etc.) and information regarding renovations to the property (e.g., nature of work, type of materials, date completed, cost and room in which the work was done, etc.). Please note that historical property data collected from group entities is not shared with other users and is not used to identify a specific individual.
To improve and train our property market value estimation model, we analyze not only historical property data collected from other members of the EspaceProprio Group, but also property data from a variety of other sources, including:
information collected from the user of the functionality, such as the address, property characteristics, and user feedback on the result generated by the MVE functionality;
property data collected from third parties or public sources. For example, we may collect property data such as year of construction, property value, square footage and other property characteristics from private databases (e.g., JLR) or from public registries maintained by public bodies, including municipalities, in order to develop and operate these functionalities.
We may share property data with third party vendors, consultants and other service providers that we employ to perform tasks or services on our behalf. For example, we share historical property data with service providers who help us improve and train our property market value estimation model in connection with the MVE functionality. In all cases, we ensure that these service providers have appropriate controls in place to protect your personal information, comply with applicable privacy laws, regulations and requirements, and ensure that your information cannot be used to re-identify you.
In most cases, the data we collect and process for research and analytics purposes is information which by law is public or that relates to a property, not an identifiable individual. However, where we process your personal information, you may withdraw your consent to the use and disclosure of that information at any time by contacting us by email at privacy@espaceproprio.com, subject to reasonable notice and other applicable legal or contractual restrictions. As part of your request, please provide the following details to help us process your request (we may also ask you to provide additional information necessary to process your request, if applicable):
the nature of your request;
your contact information (email address and phone number);
the address of the property for which you used our services or made a request; and
the EspaceProprio Group entity with which you have done business.
In some cases, the information collected is necessary to provide you with the requested services, including the MVE functionality. If you refuse to provide us with your personal information, we may not be able to do business with you or ensure the quality, accuracy or delivery of the requested services.
EspaceProprio may also be required or permitted by law to retain certain information to comply with its legal and regulatory obligations and for other reasonable business purposes, as described in our Privacy Policy.
